The questions that separate the quotes
You do not need to know roofing to ask good questions. You need to know which questions have answers that can be checked.

Three questions, and up to three Aliso Viejo contractors. Free either way.
Your request is in.
We are matching it now against roofing contractors working in Aliso Viejo and the surrounding area.
- Today, usually within the hour. The first contractor calls or texts the number you gave us. ASAP requests go out first.
- Up to three of them, no more. We cap it at three so you can compare without your phone melting.
- They come and look. Estimates are given after somebody has been on the roof, not over the phone.
- You decide, or you do not. There is nothing to cancel and nothing to pay us.
If you do not hear anything today, check your voicemail and spam folder — contractors often call from a mobile number.
"What is your licence number, and who holds it?"
The follow-up matters more than the answer: does the entity on the licence match the entity on the paperwork, and is it active today?
"What does your workmanship warranty cover, and for how long?"
Material warranties come from the manufacturer and are conditional on correct installation. The workmanship warranty is the contractor's own promise, and it is worth exactly as much as the company behind it.
"What underlayment, and how are the valleys done?"
A contractor who enjoys this question is usually the one whose roof lasts. A contractor who deflects it to brand names is quoting a different job.
"Who is actually doing the work?"
Employees, or subcontractors? Both are fine, but subcontracted crews change who carries the workers compensation cover and who stands behind the workmanship warranty.
"Can I see a job you finished five years ago?"
Anybody can show you a roof completed last month. A roof that has been through five winters shows how the edges, valleys and penetrations were actually detailed.
"What happens if the decking is rotten?"
You want a rate, not a reassurance. Some rot is likely on any older roof and the rate is the only thing that keeps that predictable.
In short
Six questions, three contractors, one afternoon. It is the cheapest insurance available on a job this size.

Do I need a permit?
Almost certainly, for a full replacement. The contractor should pull it, and the fee should be a visible line on the quote rather than a surprise.
What happens to my information?
It goes to a maximum of three roofing contractors working in Aliso Viejo, and to nobody else. We do not sell it as a mailing list and we do not post it anywhere public. Our privacy policy sets out exactly what is shared.
How long should a roof last here?
Rated life and real life are different numbers. Here, salt and sun together tend to take the low end of any rated life. Ventilation and the quality of the installation move that more than the brand does.
